			<content:encoded><![CDATA[<p>While enjoying a cone at <a  href="http://www.humphryslocombe.com/%7C_Home_%7C.html">Humphry Slocombe</a> the other afternoon, I picked up a pamphlet for the <a  href="http://www.aiasf.org/archandcity">Architecture and the City Festival</a> that runs from today, September 1, 2011 through September 30.</p>
<p>A quick read through shows it is put on by the AIA of San Francisco and has a lot to offer.  While programs were offered at a discount to AIA members, the general is welcome.</p>
<p>Events that seemed most interesting to me were:</p>
<p>&#8220;Working with an Architect,&#8221; which allows people to drop by (at no charge) to discuss their home remodel ideas on September 17 and 18 at the event headquarters at 2211 Alameda Street;</p>
<p>&#8220;(Re)discover the New Bay Bridge,&#8221; which is a guided boat tour of the newly emerging east span of the Bay Bridge; and.</p>
<p>&#8220;Then and Now &#8211; Pier 70,&#8221; which is a walking tour of an historic San Francisco pier.</p>

<p><span style="font-family:Trebuchet MS;">If anyone reading this does not know how to shut off their gas, please let me know and I will come show you or at least explain it on the phone.  But in addition to that, you might want to think about getting an earthquake preparedness kit together.  These can be assembled or purchased.  Here&#8217;s a great source for one stop shopping:  <a  href="http://www.qrcenter.com/index.htm">Disaster Survival Solutions</a>.  They make a kit in a weather proof box you can keep outside your home (which is really important if your house falls down&#8230;).  <span style="font-family:Trebuchet MS;">If you want to assemble your own, just take a look at what&#8217;s in the kit do it yourself.</span></span></p>
<p><span style="font-family:Trebuchet MS;">After you have your tent, sleeping bags and 3,600 calorie food bars, and WATER, you might want to consider making sure you know what to do and how to best help if the big one hits.  The San Francisco fire department offers fantastic free Neighborhood Earthquake Readiness Traning or &#8220;NERT.&#8221;  Elvis wants me to take the traning to get the free hard hat.  But fashion options aside, it&#8217;s probably a good idea, which I hope you will consider.  To find out more <a  href="http://www.sfgov.org/site/sfnert_form.asp?id=24118">click here</a>.</span></p>

			<content:encoded><![CDATA[<div><span style="font-family:Trebuchet MS;">I ran across the San Francisco Planning Department&#8217;s excellent <a  href="http://www.sfgov.org/site/planning_index.asp?id=66268">Web site about the Eastern Neighborhoods program</a> a few weeks ago, and I wanted to share this information with you for two reasons. First, it&#8217;s a chance to observe over the next 10 years or so how the decisions made now will affect the development of a huge swath of the City. Second, there is still an opportunity to become informed and involved and perhaps made real estate investment decisions based on what you learn. A number of you know I am very bullish on the Mission, and this program supports my enthusiasm.</p>

<div><span style="font-family:Trebuchet MS;"><span style="font-family:Trebuchet MS;">The Mission, Central Waterfront, East South of Market and Showplace Square/Potrero Hill neighborhoods are home to much of the city’s industrially-zoned land and are the subject of the Eastern Neighborhoods program. As these neighborhoods have changed over the last 10-15 years from industrial use to more residential use, the City has seen a number of land use conflicts and is seeking to improve the situation by doing some of the following:</span></span></div>

<p><span style="font-family:Trebuchet MS;"><span style="font-family:Trebuchet MS;"></p>
<ul>
<li><strong><em>Building Heights:</em></strong> Height limits would be adjusted both up and down in various areas. No heights would be raised above 85 feet.</li>
<li><strong><em>Parking:</em></strong> In mixed-use areas, parking requirements would be changed generally to remove minimum parking requirements and establish maximum requirements instead.</li>
<li><strong><em>Open Space:</em></strong> In many areas, the amount of open space required as part of new development would be increased. Additionally, these spaces will be required to be greener and more usable.</li>
<li><strong><em>Unit Mix:</em></strong> Existing density requirements would be replaced with a bedroom-mix requirement to ensure a diversity of housing units.</li>
<li><strong><em>Zoning Mix:  </em></strong>Transitioning about half of the existing industrial areas in these four neighborhoods to mixed use zones that encourage new housing. The other remaining half would be reserved for “Production, Distribution and Repair” districts, where a wide variety of functions such as Muni vehicle yards, caterers, and performance spaces can continue to exist.</li>
</ul>

			<content:encoded><![CDATA[<p><span style="font-family:Trebuchet MS;">Every summer my family and I really enjoy the outdoor movies that are offered by a few different groups.  The first one of these is TONIGHT in Dolores Park.  Dolores Park forms a natural ampitheater with a direct downtown view for a backdrop.  As I sit on the grass watching the movie with my burrito and Elvis (my son) on my lap, I always think, &#8220;It just doesn&#8217;t get any better than this.&#8221; </p>
<p><span style="font-family:Trebuchet MS;">There are several organizations who put these on.  Info on the two smaller and less organized ones can be found at <a  href="http://www.alamosquaremovie.org/">http://www.alamosquaremovie.org/</a> and <a  href="http://doloresparkmovie.org/faq.html#schedule">http://doloresparkmovie.org/faq.html#schedule</a>.  These are informal, sponsor free movie night organizations where a private party just bought the equipment and puts this on.  A bigger, sponsored effort is put out by the San Francisco Neighborhood Theater Foundation.  In fact, another Paragon Realtor, Jim Fisher, is a sponsor.  Go Jim!  More info on this organization <a  href="http://www.sfntf.org/">here</a> and their schedule is below.  We will be there tonight, so give a call if you&#8217;d like to join us!</p>
