The Best Flat I’ve Ever Seen…
You can imagine living in this flat forever. It’s not a starter condo. It has space without compromise, the gracious entry of a home and an amazing location that is unattainable in a single family home at twice the price. It is steps from exclusive boutiques, movie theaters, Mollie Stone’s, three shopping districts and more restaurants than can be counted (but to name a few Florio, State Bird Provisions, The Progress, Palmer’s Tavern, Harry’s Bar, Woodhouse Fish Company, Oma San Francisco Station)
The finishes throughout are updated and ready for new occupants to move right in. The floors were just refinished, and the unit was fully painted. The oversized kitchen sports a brand new commercial-style range, granite counters, a full-sized fridge, a bar with wine cooler and is open to the large dining area – perfect for family or formal dinners. This flows to the gigantic family room which in turn leads to the wide, usable, landscaped garden (where my clients had a blow up hot tub and kicked soccer balls). This flat has things that we JUST CAN’T find in normal SF sized flats: Three full baths, including one en-suite; a private guest room at the rear of the flat; the main bedroom has a full wall of closets ready to be customized; light on all sides because the lot is over 30’ wide; both a living room and a family room; two hall closets; a utility area; two back doors; a big independent parking space … the list could go on and on.
In 1909, the San Francisco economy was in full swing after recovering from the 1906 earthquake. People were ebullient and bullish about the future. The architectural details at 1735 Pierce evoke the Beaux Artsmovement and remind us to hope. For example, the gracious round and pillared entry is mirrored by the unique curved glass on the front windows, there are beautiful original stained-glass addresses above the front doors and the 2nd parlor (now used as a bedroom) features detailed, floral plaster stencils on the ceiling. As a compliment, the practical Edwardian period when the home was built provides extra closets, expansive rooms and gracious coved ceilings in most of the home. This is the one … the Forever Flat.
