Volume was steady in all sectors checked between 1st and 2nd quarter and increased dramatically in 3rd quarter. Prices were very slightly lower for lower priced single family between 1st and 2nd quarter and dramatically lower for condos in denser areas and higher end single family. In the 3rd quarter, volume was up (even double) the 1st two quarters and prices were up or stabilized across the board except for Russian Hill/Nob Hill which still experienced a significant decline. That area, specifically, is known for high end 2nd homes and if the luxury properties are excepted, it too would be found to have stabilized in the 3rd quarter.
