Landlord package:


  • All project management and coordination for property preparation
  • Professional photography (maybe with virtual staging – working on that!)
  • A custom website with a custom URL 
  • MLS listing with San Francisco Association of Realtors
  • Beautiful full bleed marketing collateral
  • 3D Virtual walkthrough 


  • Your listing will be featured on all 90+ marketing portals that our for sale listings would be including Zillow and Redfin in addition to Zumper and Craigslist (often the most effective)
  • We will regularly post to our networks such as top agent network and will attempt to release it here prior to listing it publicly as even rentals have extra cachet off market. 
  • We will schedule and attend all showings with applicants/agents
  • We will handle all COVID-related showing documentation 

Follow up.  

  • You will receive updates on:
  • How many online views
  • How many showings
  • Potential tenant feedback
  • Other rentals in the building and area based on contact with our colleagues 

Close the deal!  

  • Once we feel we have either one or several strong applicants we will:
  • Provide background checks/initial tenant screening
  • Walk you through necessary disclosures and tenant expectation setting/introduction to the prospective tenant and final tenant selection
  • Prepare lease documents for execution
  • Handle any necessary tenant orientation with the building
  • Get the tenants their keys and access


  • 10 to 12% of first year’s rent
